Job Description

Hooke & MacDonald are seeking an enthusiastic and experienced Residential Lettings Negotiator to join their busy team dealing with a substantial portfolio of modern residential properties around Dublin (most constructed in recent years), many of which are owned by institutional investors and regulated entities.

 

The role requires someone who is able to work independently in a busy office and out of the office at properties, whilst also working as part of a highly professional team, managing their assigned Hooke & MacDonald portfolio. The person will require an attention to detail and the ability to adapt and be reactive in a fast paced environment.

In general, the role would involve the following tasks, but this list is not exhaustive;

  • Having knowledge on market rents and how to present properties for viewing.
  • Dealing with lettings enquiries on a daily basis (phone, email, social media).
  • Setting up viewing appointments and carrying out viewings as required – viewings are mostly week days and Saturday mornings.
  • Negotiating letting terms with tenants.
  • Gathering references from prospective tenants and carrying out thorough reference checking.
  • Preparing paperwork required for lettings administration.
  • Arranging utility transfers, RTB registrations and setting up tenants standing orders.
  • Liaising with Hooke & MacDonald Property Managers and Accounts Team to ensure efficient running of operations.
  • Preparing text and organising photos for advertisements for websites.
  • Preparing weekly reporting for clients on viewing, applications, letting stats.
  • Achieve best results for Clients in relation to new lettings / occupancy levels.
  • Analysing performance of the lettings for clients portfolios and making recommendations to improve outcomes for the Clients.

The Key Responsibilities include:

  • Must have PSRA licence ‘C’ as a prerequisite and have property-related educational qualification.
  • Must have use of a car.
  • At least 2 years’ experience of letting properties in Dublin.
  • Attention to detail is important for client reporting and lettings paperwork processing
  • Confidentiality on all matters.
  • Enthusiastic and motivated to provide first class professional lettings service.
  • Good communication skills and ability to multi task.
  • Have fluency in written and oral English.
  • Strong communication and negotiation skills.
  • Proficiency in the standard Microsoft office suite including in particular MS Word and Excel.

 

The ideal candidate will be working the Letting Management team based in the Dublin Office and will have good supports in place.

Term: Full time permanent with 6 months’ probation (the standard probation period)
