Job Description

The ideal candidate would have:

Candidate Requirements:

  • Minimum of 3+ years of experience in block property management.
  • Hold a valid PSRA D Licence (essential).
  • Strong knowledge of the MUD Act and statutory property obligations.
  • Excellent communication, negotiation, and stakeholder management skills.
  • Proficiency in Microsoft Office, particularly Word and Excel.
  • Highly organised, detail-oriented, and capable of working independently.
  • Ability to multitask and work effectively in a fast-paced environment.
  • Full driving licence and use of a car (required).

 

The Key Responsibilities include:

As a Block Property Manager, you will be responsible for the efficient management of common areas within high-quality residential developments, primarily institutionally owned but with some subject to MUD Act requirements.

 

Key Responsibilities:

  • Oversee the management of residential developments, ensuring high standards of service delivery.
  • Oversee the implementation of planned preventative maintenance schedules with the assistance of a dedicated Block PPM Co-Ordinator
  • Manage reactive maintenance requests and coordinate necessary works.
  • Oversee budget preparation, expenditure tracking, and financial management.
  • Engage with and manage contractors, ensuring the delivery of cost-effective, high-quality services.
  • Conduct regular site inspections to maintain compliance with property standards.
  • Assist with insurance claims and renewals.
  • Liaise with Tenancy Managers to enforce the House Rules and address any breaches in a professional manner.
  • Monitor energy consumption and support sustainability initiatives.
  • Where required, prepare for and attend Owner’s Management Company AGMs and client meetings
  • Ensure that Health and Safety actions identified in Audits are implemented in a timely manner.
  • Working with the General and Property Managers to ensure that the expenditure does not exceed budgets.
  • Have a decent working knowledge of Mechanical & Electrical installations – pump systems, heating systems, water tanks, access control systems, CCTV, solar panels etc.
  • Manage services and facilities operations across designated developments
  • Be available to assist where required for Out of Hours emergencies Helpdesk Support
  • Manage all contractor related documentation and delivery (permits to work / RAMs / tenders / health & safety / SLA’s / SOP’s / financial reports etc.)
  • Liaise directly with clients and prepare monthly and ad-hoc as per each clients requirements.

  • Holidays: 21 days with 3 days to be taken at Christmas (pro-rata)
