HOUSE PRICES – FUTURE DEPENDENT UPON PROMISED HOUSING CHANGES BEING EFFECTIVE – IPAV
Commenting on today’s CSO Residential Property Price Index for June, showing a tapering in the level of price increases, IPAV, the Institute of Professional Auctioneers & Valuers, said while buyers are cautious and concerned about what the future holds, those with means and family support, are competing for what’s available.
Genevieve McGuirk, IPAV’s Chief Executive said: “A higher level of caution appears to have entered the market over recent months.
“Practically, that means people are, wisely, a bit more careful, taking time over their decisions, and agents are having to caution sellers about their price expectations.
“That said, quality properties and those in good well serviced locations in terms of services and transport links, will always sell well,” she said.
However, she said, while some locations are seeing an increase in development, overall, the supply situation is “very problematic” and that is likely to keep prices elevated.
She said the Government’s infrastructure plan, and planning changes in particular, are particularly relevant to how the market will behave into the future.
“These are the kind of unprecedented changes that could be seismic, provided they work.
“They will require a combination of political ambition and public sector buy-in at an unprecedented level.
