The ideal candidate would have:
As a Block Property Manager, you will be responsible for the efficient management of common areas within high-quality residential developments, primarily institutionally owned. Given the nature of these portfolios, this role does not require attendance at Board Meetings or AGMs, allowing for a stronger focus on strategic property and asset management.
- Minimum of 3+ years of experience in block property management.
- Hold a valid PSRA D Licence (essential).
- Strong knowledge of the MUD Act and statutory property obligations.
- Excellent communication, negotiation, and stakeholder management skills.
- Proficiency in Microsoft Office, particularly Word and Excel.
- Highly organised, detail-oriented, and capable of working independently.
- Ability to multitask and work effectively in a fast-paced environment.
- Full driving licence and access to a car (required).
The Key Responsibilities include:
- Oversee the management of institutionally owned residential developments, ensuring high standards of service delivery.
- Oversee the implementation of planned preventative maintenance schedules with the assistance of a dedicated Block PPM Co-Ordinator
- Implement and monitor planned preventative maintenance schedules.
- Manage reactive maintenance requests and coordinate necessary works.
- Oversee budget preparation, expenditure tracking, and financial management.
- Engage with and manage contractors, ensuring the delivery of cost-effective, high-quality services.
- Conduct regular site inspections to maintain compliance with property standards.
- Assist with insurance claims and renewals.
- Liaise with Tenancy Managers to enforce the House Rules and address any breaches in a professional manner.
- Monitor energy consumption and support sustainability initiatives.
- Liaise directly with clients and prepare monthly and ad-hoc as per each clients requirements.
